A Good Beginner's Guide to Buying a Home!

I've bought and sold 4 homes in my lifetime and looking at real estate and knowing the market is a hobby of mine. I have re-financed homes several times also, and I know how the home-buying & selling game is played. This book doesn't tell me much I don't already know, but I feel confident in the home buying field. For a new first-time buyer, I believe this book would be helpful.
Most of the just of this book is telling you what a really good real estate agent should explain to you during your search for a home, and what the realtor doesn't tell you, your mortgage broker might fill in the gaps. But as Home Buying Kit for Dummies mentions, the realtor and mortgage people do not make a dime until they close a sale or sell a mortgage. While some real estate agents have morals and will not convince you to buy the first thing you see, many do not seem to listen when you tell them what you want in a home. That's one reason why I started finding my own real estate to buy. I don't have time to drive around with a realtor who is showing me house after house that is exactly NOT what I want. So I find my own listings, on real estate listings. I drive by the home and only if I decide I like the place and do some research, do I call the listing agent. I've also sold real estate on my own, without a realtor, and it's not that hard, as long as you use a reputable title company.
So this book really isn't for someone with my experience. But for a newbie to the real estate buying game - I recommend soaking up all the knowledge you can, before you start looking for a home. Get prequalified for a mortgage so you have the ability to make an offer when you find the right price. Make a list of things you absolutely must have in your home, and things you'd like to have, but are negotiable. Try and decide on a neighborhood or area you'd like to live in, and make sure, when you do find the house - to drive by that property several times - at different times and days of the week, because sometimes a quiet place during the day turns into party town at night. The worst feeling in the world is buying a house and realizing you can't stand the neighborhood, or the neighbors, and I've been there.
Even though most realtors and home sellers won't appreciate it, I'd also recommend going inside a home at least twice or more if you can swing it. Go during the day and go in the evening. You will get a completely different feel of the property during different times. I have made offers on homes, had counter offers come back, and I insisted to go back and look at the property again. Then, after seeing the property a third time, was convinced I did not want it!
This book covers the basics for beginners and the very minimum a buyer should know before beginning their home search.

Solid, accessible primer on all things home-buying.

As someone actively in the home market...plus endured many a trial and tribulation via a previously bought and sold home...I approached 'Home Buying Kit for Dummies' (HBKD) aiming for some nuggets of wisdom useful in the second go-round.
HBKD certainly meets expectations, a very accessible and well-laid out book that both purchase newbies plus veterans are likely to enjoy. Let the record state it equally useful for realtors as a snapshot on public sentiment toward their industry and the process inherent.
As with most 'dummies' books, skimming comes natural due to content attached to appropriate icons. It's an easy book to bounce around in, pick and choose spots to delve deeper.
To summarize, HBKD separates the home purchase process into logical steps, each backed by forms and documentation you'll need plus obvious trials and triumphs along the way. For those new to the process, having soft copy estimators and purchase docs on the accompanying CD are a fantastic addition, useful for both a gauge on the sophistication of home buying plus what to expect once the plunge is actively taken. The amount of people and paperwork involved truly is staggering.
Refreshingly, this version is very current, with 2012 questions of a tough credit + home value market front and center. The author does a solid job in engaging with current subject matter, explaining technical details native to this market that an astute buyer...or seller...should be asking/answering. For example and in particular, the rent versus purchase section stands out as very salient for today's marketplace.
Still, I can't give HBKD a 5-star blessing as it falls slightly short on connecting its narrative format to the sophisticated processes it presents. While HBKD contains all the needed tools to navigate the process, I was consistently left feeling knowledge short on what things 'meant.' For instance, discussions on tax benefit are accompanied by good estimation calculators, but not a suggestion on how to best reach said numbers. Ditto for recognition of legal links but not really where one can educate his/herself. I left HBKD thinking there's a fine reason good realtors exist: they're the ones to help a buyer make this content leap.
With this being said, there's few - if any - comparable, comprehensive collections of information out there on the entire home buying experience...let alone an accompany CD filled with needed documents. A solid purchase for those looking for their next castle.

A Must Have For New Buyers

I have been in the military for so many years and I've pretty much been renting wherever my boots land. When I decided to buy, I really didn't have anyone to turn to. I went to some family and friends and they gave me some bits and pieces of advise but nothing really concrete.
I really recommend this book to ANYONE looking to buy a home. It doesn't matter if it's your first home or your 4th home, this is currently a buyer's market and it's so important to be equipt than any other time. This book is like having everyone's advise wrapped up into one concise and complete book with GREAT tested experience. I promise you that this book will save you so much time and trouble compared to asking attorneys, landlords, tenants, and real estate agents...(I couldn't begin to tell you the headaches I had after a month of just asking people questions). It really helped me to make a game plan that covered all of the bases.
This book will give you fair footing. Also, it includes a VERY valuable CD.
